PRESIDENT'S UPDATE

We’ve started on the projects that need to be done this summer.  Painting is well underway, next is re-surfacing of the parking lot.  In November we took care of the sink holes we had in the parking lot.  A committee is working on the interiors of our elevators.  They should be done by fall.

The Wind Insurance policy premium on the building was lowered this year.  That is great news for us.

We will continue to do the best we can for our stockholders.

Everyone have a healthy summer and we’ll see you all in the fall.

MANAGER'S REPORT

We have been a very busy building lately.  Many residents are heading north for the summer to be with family or to get out of the Florida heat.  This time of the year we get to work on some of the larger projects.  Here are some of these projects:

The painters are on the job, starting at the east end, then moving around to the west and continue until they finished.  The painters are expecting to finish by the end of August.

The parking lot will be seal coated when the painting is finished.  This should be finished by the time people return from up north.

The elevator cab committee is working on the interiors of the passenger elevators.  This should be done by fall.  A new floor is going to be installed in the service elevator.

We have started work on the emergency intercom system in the hallways.  This will start on the first floor and work up.

ELEVATOR CABS

The elevator committee, chaired by Sheldon Hyatt, has been working diligently on re-doing the three passenger elevators and the service elevator.  We are very close to making a decision on the product that will be the most durable and also look as beautiful as possible.  The cost is also paramount in our decision making.  We will display the products we choose.


OUR DOCK

You might have noticed the yellow tape on our dock.  The dock must be replaced because the wood is rotting on the top and the nails are sticking up.  In September we applied for permits from the following:

1) Army Corp of Engineers

2) The Dept. of Environmental Protection

3) Broward County

4) City of Ft. Lauderdale

This has all been done through our contractor.  The approval has taken forever, however, the project has been approved and started.

Guests

Please remember that all overnight guests are expected to be registered in advance by using the form available in the office. Article XIV of the by-laws and the CRTN Guide should be referred to for details concerning guests.

Direct Pay Plan

More than 70% of our eligible stockholders have signed up for the easy direct payment plan for CRTN carrying charges. The automatic bank debit program allows residents to have their monthly charges debited directly out of their checking accounts. Shareholders wishing to participate may obtain the necessary form from the office. It’s completely voluntary.
